The clients were drawn to this older, ranch-style home in Rollingwood particularly for the gorgeous yard of mature oaks and amazing backdrop of downtown Austin. The home however did not capitalize on these features and the living spaces were disconnected to the outdoor areas and needed updating. The remodel design incorporates a large, covered terrace cascading down to a beautifully landscaped entertaining area and pool. The existing living and dining areas had glazing set at a 7’ header heights with views obstructed by thick window frames. The new design expands the glazing from the floor to as high as structurally feasible and sliders added for easy access to the new outdoor living spaces. A clunky fireplace with a large, intrusive hearth was redesigned and converted to a more modern see-through fireplace with a simple, steel mantle helping to connect the two spaces. The new program also called for an updated kitchen, as well as a new study and guest room addition on the southwest side. A slurry finish was applied to the original exterior limestone for a clean, transitional appearance. Finally, rainwater collection systems and detention ponds were integrated to account for the environmentally sensitive location of the home.
